Selling your home doesn't have to be complicated! Here's an overview of the process.
Once you reach out, I will ask you a few basic questions about how I can best serve you. What are your goals? What is your timeline? What is your motivation for moving? This is also a good time to check in with your current lender to review your current loan balance and conditions, and start working on a pre-approval for your next home. We will schedule a time to meet for a listing appointment at your home.
I'll tour your home and get to know more about your home sale goals. We will discuss your home value, set expectations, and begin to create a plan for getting your home sold that aligns with your goals. We may sign documents and enter into contract if you are ready. You're well on your way to being ready to list!
Let's face it: the way we list is not the way we live! You will receive a home staging consultation to review any recommendations for prepping your home for list. Common suggestions for home prep include deep cleaning, decluttering, depersonalizing. I can also provide you with some tips and tricks for listing with children and pets! This is also the time to address any repairs that need to take place. Once prepped, high quality photos will be taken for marketing.
Coming Soon status takes place 7-10 days before your home is live on the MLS. During this time, marketing for your home is rolled out across the MLS and social media platforms. This is your homes' first and biggest showing: online! Showings may be scheduled during this time. The one and only goal is to get your home in front of the largest amount of qualified buyers.
It's time! Your home's profile is now live on the MLS and is ready to accept showings. You will receive timely updates on showing feedback. Ideally we will have built up large interest in potential buyers during the coming soon phase and showings will have been scheduled in advance!
Once an offer has been made, we will review all terms and conditions and respond as needed.
Your buyer will probably hire an inspector to review your home. The inspector is likely to recommend repairs or upgrades, and we will negotiate on your behalf if necessary.
The buyer's loan is underwritten and appraisal is performed. All buyer's documentation is verified and we wait for approval. This is a bit of a "quiet" time. No news is good news!
The lender's requirements have been met and the documents have been ordered. Closing has been scheduled. We will review the figures, and the buyer has a final walk through of your home usually 24-48 hours prior to closing.
The last step! Documents are signed, keys are exchanged and proceeds received. You may cancel your utilities and insurance, and your yard sign is removed from your property. I am there to help after the sale of your home - whenever you need me!
